As a landlord, you may be aware of the procedural changes and mandatory measures introduced by the government to improve health and safety in all rentals.

This electrical safety certificate is proof that a reliable and thorough check has been carried out by a professional.

The EICR will be a legal document issued by a qualified electrician. Which is useful now but will be in the future.

It is a mandatory element to own a rental property.

These negotiations, announced by the Ministry of Housing, Local Government and Administration, began about 18 months ago, in July 2018, so they may not be a big surprise to some.

What do these things mean now in practice?

While the landlord is responsible for writing the mandatory electrical safety inspection report, tenants and electrical installers need to be aware of the changes and provide the correct paperwork when the legislation comes into full effect.

What will you do now?

Although the guidelines and regulations are not yet fully drafted for us private landlords. And estate agents, these new safety measures will come into effect. To ensure that all tenancies in England are safe and that electrical equipment is correctly installed and in good condition.

In principle, all private rented properties in England must provide a five-year wiring condition report, showing that the checks have been carried out to the highest standard and in accordance with the regulations.

This document must be submitted to your local authority. To prove that your property is compliant.

When will this happen?

The new regulations will come into force on 1 June 2020 and all-new specified tenancies will need to comply with the new regulations from 1 July 2020 and all existing tenancies from 1 April 2021.
